First some background about us...

Printing Money With TIC!
You may have heard of TIC. Some of you may or may not know what this term means. Some may understand the use of TIC for buying large commercial properties. This TIC strategy is NOT used in the same manner.
TIC stands for “Tenant in Common”. It allows you to hold title to a property with co-owners. By using TIC, each co-owner has exclusive rights to a particular area of the property. Each co-owner owns a percentage in an undivided property rather than particular units or apartments. The co-owners deed will simply show their ownership percentage. Basically TIC is a way for several people to hold title to a property. How do we use this to create wealth?
This strategy works best with a 2 to 4 unit complex (going forward referred to as “target building”). The concept is simply to buy a target building that fits a prescribed profile property, then sell it off to a number of individuals at a higher cost per unit.
Here is an actual example of a deal we did:
Our TIC team was involved in locating a fourplex (four unit building) in Santa Cruz, California that fit our profile property. We were looking for a fourplex that did not look like a typical unit. We found several that looked like 2 separate duplexes on the same lot, with a nice backyard. So we chose one of these to focus on.
The lowest condominiums in the area were priced at $450,000, but they were nowhere near the quality for which we were planning on upgrading our units. They didn’t even have a backyard.
We purchased our profile property on the corner of La Paloma and Mattison for $1 million, or $250k per unit.
Over the coming months we renovated the units for about $20k per unit. They looked spectacular, including all new appliances, tile floors, carpet, paint, granite countertops and so on. Amazing!
We were trying to sell those four units to individuals, recognizing that we needed three buyers to pay off our underlying loan. The forth buyer would realize our profit!
We ultimately sold all units, which roughly totaled $1.6 Million. Our profit was just under $200k.
